WHAT IS NEXT IN THE APPROVAL PROCESS? 
The Board of Supervisors will meet on April 23rd and 24th at the Katcho Achadjian Government Center to consider the Dana Reserve Development. In October, the Planning Commission recommended the approval of the project with a 4-1 vote.

HOW IS THIS DEVELOPMENT REALLY PRIORITIZING AFFORDABILITY?
Over half of the project is planned for those in need of housing from extremely low income to workforce. We also have more homes designed for the missing middle. IS THERE ENOUGH WATER FOR THIS DEVELOPMENT?
Yes. In fact, for the first time, more water will be returned to the Nipomo aquifer than extracted by NCSD once the development is fully constructed. NCSD completed a water supply study that projects water needs for all users assuming full build-out within the existing NCSD service area– and with every home including all existing homes adding an ADU–, along with the full build-out of the Dana Reserve, and found that there will be approximately 400 acre feet of excess water. HOW WILL THIS DEVELOPMENT AFFECT NEARBY TRAFFIC?
Dana Reserve completed a traffic study in 2018, and then updated it again in April, June, and December of 2022 and found all studied intersections will operate at the same or better levels of service as they currently do when the development is fully constructed and occupied. In order to make this happen, Dana Reserve will construct major infrastructure, including completing the frontage road, adding signalizations at NB and SB Willow & 101 offramps, and connecting Pomeroy and Willow through the project. HOW IS DANA RESERVE DIFFERENT THAN OTHER DEVELOPMENTS?
Dana Reserve is not just a subdivision or a housing tract. It is a community planned to meet the lifestyle and daily needs of its residents while offering those same benefits to nearby neighbors.
